TARIFF TENSIONS 🇺🇸💰 Mortgage rates and b TARIFF TENSIONS 🇺🇸💰 Mortgage rates and bond yields have had no shortage of influencing factors recently. Last week had a wild start with the news of the Chinese firm, DeepSeek, and its release of a new less-expensive AI program 🤖 that rattled both the stock and bond markets. And now this week, the headlines are all about the new Trump tariffs on Canada 🇨🇦 and Mexico. 🇲🇽 The DeepSeek news helped temporarily push mortgage rates down 📉, but fizzled out by the end of the week as skepticism set in. We have yet to understand the true impact of these new tariffs on home loan rates, but the initial reaction of the markets has been felt mostly in stocks. Bond and mortgage yields are treading water as they wait to learn more specifics on actual tariff policies. It is widely viewed that tariffs raise ⬆️ the cost 💲 of goods sold, so by nature they are inflationary. Inflation is the enemy 👹 of bond and mortgage rates and would exert upward pressure on both. On the economic report side of things, this week is all about JOBS. We have the closely watched US Non-Farm Payroll Report (NFP) on Friday. Continued strength in the job market has given the Fed reason to scale down its rate cut forecast, but a NFP number that misses to the low side could help change that narrative. Prior to NFP, we will see the Job Openings Report (JOLTS) and the ADP private payroll report.
