AI 🤖 and INFLATION - This week’s MORTGAGE MIN $AI 🤖 and INFLATION - This week’s MORTGAGE MINUTE 🏡💵 The week is already starting off with a bang as the equity markets sell off on the news of a revolutionary new Chinese AI model. 🤖 The Chinese firm, DeepSeek, is believed to have developed an AI program that compares favorably to Open AI, and at a mere fraction of the investment cost. 💴 Furthermore, it is set up as an “open source” program, meaning it will share its technology with customers. This is very different than the proprietary model of Open AI and others that have taken in billions of private investor dollars. Tech stocks are taking a beating as investors sell on this news 📰, and bond yields and mortgage rates are the indirect beneficiaries as investors park funds in bonds and MBS as a safe haven. The question will be is whether this is a temporary move, or if it will signal a sustained rally for bonds and mortgages. 📈🆚📉 This temporary AI rally in mortgages will be tested later this week, when we get the newest read on the big inflation report known as the Personal Consumption Expenditure (PCE). The Fed watches the PCE closely, and if the report comes in at or below expectations, it could help build the case for lower rates and more Fed cuts later this year. The “other” big inflation report is the Consumer Price Index (CPI) and we got some good news two weeks ago when the CPI showed an unexpected drop at the core level. So, a low PCE result will support the new narrative shown by the CPI that inflation is finally starting to crack. The Fed meets this week, and its widely assumed that they will stand pat on the Fed Funds Rate, but momentum is building back up that more cuts could be coming in the early spring. INFLATION INSPIRATION

Mortgage rates had been under seemingly relentless upward pressure 📈 the past several weeks, battered by a series of hotter than expected economic reports. 📊

In desperate need of good news, inspiration was found in an unlikely source on Wednesday of last week, in the form of a cooler than expected Consumer Price Index Report (CPI). The core level of CPI showed a drop ⬇️ closer to the target level of the Fed, and caused an immediate rally in the bond market, driving down yields and pushing down mortgage rates 📉 in the process.

This CPI driven mortgage rally was strong enough to cancel out the damage done by the previous weeks hot jobs report, and now resets the scales ⚖️ to even in 2025 as we await further economic data.

This holiday shortened week is light on economic data, as we wait until the following week for the latest Fed Open Market Committee meeting (FOMC), GDP numbers, and the important inflation report known as the Personal Consumption Expenditure (PCE).

Furthermore, with President Trump now sworn into office, the markets will look to get more clarity on fiscal policy plans, and this could be a wild card for home loan rates and bond yields. 🏡💵
